Overview

GENERAL SUMMARY:

 

Responsible for the overall operation of all departments within Plant Operations and Environmental Services in accordance with applicable federal, state and local requirements; and be responsible for departmental policies and procedures to assure that the highest degree of services are provided at all times.

Responsibilities

STANDARD REQUIREMENTS

 

  • Support the Mission of Vista Grande Villa.
  • Knowledge of resident rights and ensures an atmosphere which allows for the privacy, dignity and well-being of all residents in a safe, secure environment.
  • Support, cooperate with, and implement specific procedures and programs for; 
  • Safety, including universal precautions and safe work practices, established fire/safety/disaster plans, risk management, and security, report and/or correct unsafe working conditions, equipment repair and maintenance needs.
  • Confidentiality of all data, including resident, employee and operations data.
  • Quality Assurance and compliance with all regulatory requirements. 
  • Compliance with current law and policy to provide a work environment free from sexual harassment and all illegal and discriminatory behavior.
  • Support and participate in common teamwork: 
  • Cooperate and work together with all co-workers; plan and complete job duties with minimal supervisory direction, including appropriate judgment. 
  • Use tactful, appropriate communication in sensitive and emotional situations. 
  • Follow up as appropriate with supervisor, co-workers or residents regarding reported complaints, problems and concerns.
  • Promote positive public relations with residents, family members and guests. 
  • Complete requirements for in-service training, acceptable attendance, uniform and dress codes including personal hygiene, and other work duties assigned. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Is responsible for the planning, developing, organizing, implementing, evaluating and directing of all departments within the Plant and Environmental Services Department.
  • Is responsible for the development, implementation and reviewing of departmental policies and procedures to assure the premises structures and equipment are properly maintained and are attractive at all times.
  • Is responsible for developing and maintaining a good rapport with residents, interdepartmental personnel and other departments within the community to assure departmental programs can be properly planned and maintained to meet the needs of the community. 
  • Ensures that residents’ rights to fair and equitable treatment, self-determination, individuality, privacy, property and civil right, including the right to wage complaints, are followed by all department employees.
  • Is responsible for departmental staffing, wage, corrective actions, salary adjustments, hiring, retiring, terminations, transfers, etc. 
  • Is responsible for the development and compliance of departmental budget. 
  • Is responsible for developing safe practices in all areas of work, and assures that a safety program is established for all departments under direct supervision. 
  • Communicate and interact effectively and tactfully with the resident, visitors, families, peers, and supervisors. 
  • Must be committed to providing excellent customer service and to Vista Grande Villa’s Standard of Performance.

 

 

ADDITIONAL DUTIES AND RESPONSIBILITIES:

  • Serves on various committees as required. 
  • Is responsible for developing and participating as necessary in programs designed for in-service education, on-the-job training, and orientation classes for departmental personnel. 
  • Attend and participate in workshops, seminars, etc. to keep abreast of current changes in the professions as needed.
  • May be required to work additional hours as dictated by the work load and staffing.
  • Must be willing to rotate on-call coverage for evenings and weekends. 
  • Must be willing to attend special meetings, community programs, and other such events as necessary. 
  • Must be able to work well under pressure, relate to a variety of personalities and handle a multiplicity of tasks. 
  • Perform any other duties or assume any other responsibilities as directed by supervisor, or as is necessary to perform this job.

 

 

 

Qualifications

EDUCATION and/or EXPERIENCE:

 

  • Must possess the ability to make independent decisions when circumstances warrant such actions.
  • Must possess the ability to deal tactfully with personnel, residents, visitors, and the general public.
  • Must possess good organizational skills and work without supervision and constant direction.
  • Must be knowledgeable of maintenance procedures and guidelines pertaining to residential and health care facilities. 
  • Must possess the ability to resolve problems that arise such as mistakes, costly waste, misuse of equipment, setting personal grievances, etc. 
  • Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing practices.
  • Must have educational preparation for supervising personnel, two years of college or equivalent educational experience.
  • Must have at least a working knowledge of A/C, electrical, plumbing, carpentry, housekeeping, and laundry practices, grounds maintenance and security measures.
  • Requires use of judgment to follow instructions and standard operating procedures. Routine duties involve various procedures, including time management.
  • Flow of work and type of duties require flexibility and normal mental and visual demand much of the time.
  • Frequent contact with residents and employees. Responsible for own work. Maintains direct contact with residents. Must be courteous, friendly, and helpful.

 

LANGUAGE SKILLS:

 

  • Effectively read, write, and communicate in English.

 

MATHEMATICAL SKILLS:

  • Able to compute basic mathematical equations.

 

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:

 

  • Must be able to walk long distances and at times may be required to bend, stoop or crouch, and climb ladders, and stand for long periods of time. 
  • Must be capable of working in the extreme heat or cold respectively during the summer/winter months.
  • May be exposed to the elements of weather (heat, cold, rain, snow/ice, dust, noise, fumes), unsanitary conditions and a variety of toxic chemicals. 
  • Reasonable care is required to prevent injury and accidents for others.
  • Flow of work and type of duties require flexibility and normal mental and visual demand much of the time.
