• Maintenance Technician - Housing

  • Overview

    Builds, installs, repairs and/or maintains machinery, equipment, physical structures, building systems and outside environment.


    1. Identifies and receives requests for work repairs.  Evaluates and prioritizes the work orders based on established protocol.  Completes the repair work and communicates with supervisor within required time frame indicating the work completed, parts ordered, if further work needed, or if 3rd party vendors are required.

      1. Communicates estimated repair costs for internal work and from 3rd party vendors, including supplies, tools and materials needed while seeking Supervisor approval so that financial goals and budgets are achieved.
      2. Communicates to supervisor the status of projects, including any outstanding issues, and any relevant information in regards to maintenance.
      3. Communicates with outside vendors to coordinate services including receiving initial proposals. Communicates with supervisor while seeking approval and maintaining the required paperwork.
      4. Inspects the entire community including the site/grounds, building(s), and equipment within the required timeframe and determines necessity for repairs or maintenance.
      5. Assists supervisor with scheduling and conducting unit inspections to ensure that standards are being met and as required by HUD/MSHDA/PVM policy.
      6. Inspects, operates, tests, maintains and repairs mechanical devices, machinery, equipment and tools.
      7. Develops and performs routine preventive maintenance to ensure that systems continue to run seamlessly, building systems operate efficiently, and that the physical condition of buildings does not deteriorate.
      8. Diagnoses mechanical problems and determine how to correct them, checking repair manuals, or parts catalogs, or utilizing 3rd party vendors as necessary.
      9. Installs, assembles, repairs and maintains electrical and gas appliances, equipment, systems, fixtures, lights, electronic components, plumbing systems and fixtures and/or contacts appropriate 3rd party as needed and authorized.
      10. Provides grounds keeping services, such as landscaping and snow removal.
      11. Provides Housekeeping services as needed, such as mopping, restroom cleaning and general cleaning.
      12. Moves heavy furniture, equipment, and/or supplies, following established safety procedures.
      13. Attends and participates in all appropriate meetings and training opportunities in order to keep informed on current information and skill development.
      14. Follows established policies and procedures including but not limited to:
      • Presbyterian Villages of Michigan policies and procedures.
      • Safety policies and procedures.
      • Federal, state and local regulations.

    Minimum of High School Diploma or General Education Degree (GED).


    Minimum two years related experience in maintenance required.

    Computer Skills

    Intermediate skill required. Ability to operate a computer and a tablet.

    Ability to learn, operate and maintain project management software.

    Certificates & Licenses

    Valid Driver's License

    Certifications in maintenance trades preferred (electrical, plumbing, HVAC, etc.)

    • 70% physical hands-on work, 20% administrative paperwork including project management software, and 10% planning/projecting



    The employee will regularly be exposed to outside weather conditions and moving mechanical parts. The employee will occasionally be exposed to high noise levels, as well as the risk of electrical shock, vibration, fumes, airborne particles and toxic or caustic chemicals if proper safety procedures are not followed. The employee will occasionally be in high, precarious places.
